Our Detailed Home Inspection
A comprehensive examination of the visible structure and major systems of the home, from the roof to the foundation. Tom will inspect all key components – roofing, exterior, foundation, attic, plumbing, electrical, HVAC, interior rooms, appliances, and more – to identify any defects or safety issues. The inspection is non-invasive (visual only), but extremely thorough: even little things like testing all outlets and running all faucets are part of the process.
At the end, you’ll receive a detailed digital report with photos and explanations of any issues. Reports are delivered within 24 hours so you can act quickly within your contract deadlines. This report helps you understand the home’s condition and gives you the information to negotiate repairs or budget for future maintenance. Our goal is that you go into your home purchase with eyes wide open and no surprises.
Our New Home 12-Month Warranty Inspection
Is conducted around month 10 or 11 of your ownership. Tom will inspect the home just as thoroughly as a buyer’s inspection, checking for any issues that have developed in the first year – from nail pops and settling cracks to improperly installed systems or components that aren’t performing optimally. Even minor issues will be documented.
This inspection gives you a detailed list of repair items to present to your builder before the warranty expires, so you won’t be stuck paying for fixes that should be the builder’s responsibility. Nearly every new home has a few issues to address, and this service ensures they’re caught in time
Water Sampling
We offer professional Water Sampling & Testing for your home’s drinking water. This is especially important for homes with private wells, but even city water can benefit from periodic testing. We will collect water samples from your tap (following proper protocols) and have them analyzed by a certified laboratory for common contaminants.
Home Maintenance Program
